## What commercial building automation does
Building automation is a single control platform that runs lighting, heating, cooling, ventilation, shading and occupancy detection from shared logic and shared sensor data. Instead of a lighting system on a timeclock, a heating system on a separate schedule and a ventilation system running flat out regardless, the building responds to how it is actually being used.

That distinction is where the money is. Most commercial buildings do not waste energy through inefficient equipment so much as through equipment running correctly at times and in places where nobody needed it. Conditioning empty meeting rooms, lighting unoccupied floors, and cooling a facade while the heating fights it from the other side are all control problems, not plant problems.

We design and install on Loxone because it puts lighting, climate, shading, access and metering in one configuration environment with local logic. ## What uncontrolled buildings cost you
The waste in a commercial building is rarely visible. It happens overnight, at weekends, in rooms nobody entered, and in plant that has been running against itself for years.

### Conditioning space nobody is using
Heating and cooling that follow a fixed schedule condition every zone whether it is occupied or not. A floor booked at thirty per cent occupancy still costs full-occupancy energy, every day, without anyone noticing on a single monthly bill.

### Heating and cooling fighting each other
Where zones are controlled independently and badly, one system heats while another cools the adjacent space. You pay twice for energy that cancels out, and comfort still is not achieved.

## The control strategy in detail
The specification varies with the building, the plant and the occupancy pattern. These are the areas where a control strategy earns its cost.

### Occupancy-driven lighting and daylight linking
Presence detection at zone level switches and dims lighting to actual use, and daylight sensing trims output where natural light is already doing the job. In perimeter zones this alone removes a large share of daytime lighting energy without anybody noticing a change in light level.

Out-of-hours behaviour matters as much as daytime. Cleaning and security patterns can run reduced lighting that follows the person through the building rather than illuminating every floor for one occupant.

### HVAC zoning, setpoints and setback
Zoning heating and cooling to how the building is actually divided, and giving each zone its own sensing, setpoint and schedule, stops one thermostat dictating conditions for spaces with completely different loads and occupancy.

Setback strategy is where overnight and weekend savings come from: allowing unoccupied zones to drift within defined limits and recovering ahead of occupancy, rather than holding full setpoint through the night on the assumption that recovery would be slow.

### Ventilation and air quality
Ventilation controlled on measured CO₂ and humidity rather than a fixed rate matches airflow to the people actually in the space. Meeting rooms get the airflow they need when full and stop over-ventilating when empty.

Air quality control also has a direct comfort and productivity effect that fixed-rate systems miss entirely, because a room at capacity and the same room with two people need completely different treatment.

### Shading and solar gain
Automated blinds driven by sun position and external temperature reduce cooling load before it enters the building, which is far cheaper than removing the heat afterwards with mechanical cooling.

The same logic manages glare on screens through the day and can take useful solar gain in winter, coordinating with lighting so internal light levels stay consistent as the shading moves.

### Metering, monitoring and reporting
Metering at circuit and system level shows what lighting, HVAC, small power and any process load are each consuming, and when. That is the difference between knowing the building cost too much and knowing which system to address first.

Because the same platform both meters and controls, findings turn into changes immediately: a plant item running outside its schedule is not just reported, it is corrected in configuration.

### Commercial versus domestic automation
Domestic automation is judged on comfort and convenience for a household with predictable routines. Commercial automation is judged on measurable running cost, occupant comfort at scale, plant longevity and the ability to evidence performance.

Does it depend on an internet connection?No. Loxone logic runs locally on the Miniserver, so the building keeps operating normally without a connection. Remote access and remote monitoring need connectivity; the control itself does not.

Can it integrate with plant we already have?Often yes, depending on the interfaces available on the existing equipment. We establish this at survey rather than assuming it, and tell you plainly where an item of plant cannot be integrated without replacement.

Who commissions and supports the system?We do. As a Loxone partner we handle design, installation, configuration and commissioning ourselves, and remain the point of contact for changes afterwards. There is no handoff between an electrical contractor and a separate controls specialist.

Can staff still control their own areas?Yes, and they should be able to. Local override at the wall or by app within defined limits keeps occupants comfortable without letting one person set a whole floor to run all night.

Does it help with compliance and reporting?Circuit-level and system-level metering gives you actual consumption data rather than a single utility bill, which is what you need to evidence performance and to plan work against the 2027 Future Building Standard.
