## What commercial electrical contracting covers
Commercial electrical work is judged on two things a domestic job never faces: whether the building can keep operating while it happens, and whether the documentation stands up afterwards. The installation quality matters, but so does the programme, the phasing and the paperwork.

Our commercial scope covers fit-outs and refurbishments, distribution design and board upgrades, small power and containment, commercial lighting and emergency lighting, data and containment infrastructure, fault-finding on live premises, and planned maintenance for businesses that would rather find problems on a schedule than on a Monday morning.

We work as the sole electrical contractor on smaller sites and as one delivery package inside a larger project team on bigger schemes. As a Loxone partner we also deliver the controls layer, which means lighting, HVAC control and energy monitoring can be installed and commissioned by the same people who put the infrastructure in.

### Who it is for
Business owners, facilities and property managers, landlords, developers and main contractors across the West Midlands.

### Typical scopes
Fit-outs, board and distribution upgrades, lighting schemes, emergency lighting, containment, reactive repairs and planned maintenance.

### How we work
Surveyed, scoped in writing, priced itemised, phased against your trading hours, tested and documented on completion.

### Why it matters
Electrical failure in a commercial building stops trading. The cost is rarely the repair, it is the hours the business could not operate.

## What poor electrical delivery costs a business
Commercial electrical problems are rarely dramatic. They are a board that has been extended one circuit too many, a lighting scheme nobody maintained, and documentation that went missing three contractors ago.

### Unplanned downtime
A tripped distribution board at 9am on a trading day costs the lost hours, the staff standing idle and the customers turned away. Almost none of that appears on the eventual repair invoice, which is why the repair invoice is a poor measure of the real cost.

### Boards extended past their design
Premises change use, add equipment and subdivide, and the distribution quietly absorbs it circuit by circuit. Eventually the board is carrying loads it was never designed for, discrimination no longer works, and one fault takes out far more of the building than it should.

### Missing or unreliable documentation
Without accurate records, every future job starts with an investigation. Faults take longer to trace, quotes carry risk premiums, and an insurance claim or landlord dispute becomes an argument you cannot evidence your way out of.

### Emergency lighting and safety systems left unmanaged
Emergency lighting is only useful if it works during the event, and that is established by testing rather than by assumption. Systems that are never tested are discovered during the incident, when discovery is worthless.

### Work priced without a defined scope
A vague scope produces a cheap headline, then variations. The final figure exceeds the honest quote you turned down, and by then you are committed and the site is open.

## How we deliver a commercial contract

- 01
### Site survey and requirements
We attend the premises, review the existing installation and distribution, and establish operating hours, access constraints and what genuinely cannot be interrupted.

- 02
### Scope, programme and written quote
You get a defined scope, a phasing plan showing what happens when, itemised no-obligation pricing, and the assumptions stated so variations are visible rather than disputed.

- 03
### Coordination and mobilisation
Access, permits, isolations and any out-of-hours windows are agreed with you and, where relevant, with the main contractor and other trades before work starts.

- 04
### Installation in phases
Containment, distribution, small power, lighting and control cabling installed in the agreed sequence, with changeovers scheduled into windows that do not stop the business.

- 05
### Testing, inspection and commissioning
Circuits tested and results recorded, protective devices verified, lighting and emergency systems proven, and any controls commissioned and demonstrated.

- 06
### Handover and ongoing maintenance
Certification, test schedules and as-installed records issued, with an optional planned maintenance arrangement so the installation is inspected on a schedule rather than after a failure.

## What you get from a properly run contract

### You keep trading
Phasing and out-of-hours windows built into the programme from the start, not negotiated mid-job.

### A price you can hold
Written scope with assumptions stated, so variations are identifiable and justified.

### Headroom in the distribution
Boards designed for how the premises will be used, with spare capacity for the next change.

### Documentation that lasts
Certification and as-installed records that make the next job faster and cheaper.

### Controls included
Loxone automation and monitoring delivered by the same contractor as the infrastructure.

### One point of accountability
No gap between the electrical package and the controls package to fall into.

## Commercial scopes in detail
Commercial contracts vary widely, but the work concentrates in a handful of areas. These are the ones that most often decide whether a building runs well.

### Distribution, boards and supply capacity
Commercial distribution has to handle a load profile that shifts as the business does. We assess actual demand rather than nameplate assumptions, design boards with sensible circuit grouping and discrimination so a single fault does not take out a floor, and leave documented spare capacity for the changes that always come.

Board replacement on an operating site is a phasing exercise as much as an electrical one. We stage changeovers into agreed windows, with temporary arrangements where a system genuinely cannot go down, so the upgrade happens without a closure.

### Fit-outs and refurbishments
Fit-out work is defined by coordination. Containment, small power, data routes, lighting and control cabling all have to land before ceilings close, and the sequence has to match the other trades rather than fight them.

We work to the drawings and the programme, flag conflicts early rather than building them in, and design the small power and containment layout so a future churn of desks, partitions or equipment does not require the ceiling to come down again.

### Commercial and emergency lighting
Lighting is one of the largest controllable electrical loads in most commercial premises, and one of the easiest to get wrong. Schemes designed to a lux figure alone ignore glare, uniformity and how the space is actually occupied through the day.

Emergency lighting is a separate discipline with its own testing regime. Installed and then never tested, it is an assumption rather than a safety system, which is why we set up a testing schedule as part of handover rather than leaving it to be remembered.

### Small power, containment and data infrastructure
Containment installed with capacity is the difference between an easy future change and a disruptive one. We size trunking, tray and basket for the loads the building will grow into, and keep power and data segregation correct so later additions do not create interference problems.

Small power layouts are planned against how the space is used, desk positions, equipment locations, cleaning and maintenance access, rather than distributed evenly and hoped for.

### Fault-finding and reactive repairs
Fault-finding on a live commercial installation is a diagnostic exercise under time pressure, with the added constraint that you cannot simply isolate everything and work through it. We trace systematically, isolate the minimum necessary, and fix the cause rather than resetting the symptom.

Where the underlying issue is an overloaded or badly grouped board rather than a single failed component, we tell you that plainly and quote the corrective work, because repeatedly resetting a device that is doing its job is not a repair.

### Planned maintenance and testing
Planned maintenance turns electrical failures into scheduled work. Periodic inspection and testing of the fixed installation, emergency lighting testing, thermal inspection of boards for developing hot joints, and portable appliance testing where relevant all catch problems while they are still cheap.

The output is a written schedule of condition with priorities, so you can budget corrective work across a financial year instead of reacting to whatever fails first.

## Frequently asked questions
What size commercial projects do you take on?From single-unit fit-outs and office refurbishments up to multi-phase contracts on larger premises and developments. We are equally used to being the sole electrical contractor on a small site and working as one package within a wider project team.

Can you work outside our trading hours?Yes. Most commercial work we do is scheduled around the business, evenings, weekends or agreed shutdown windows, because the cost of closing a floor is usually far higher than the cost of out-of-hours labour.

How do you price commercial work?Against a defined scope, itemised, and with the assumptions written down so a variation is visible rather than argued about later. Quotes are no-obligation, and where a scope is genuinely unclear we say so rather than pricing a guess.

Do you provide certification and documentation?Yes. Installation certification, test results and as-installed documentation are part of the deliverable, not an optional extra. That paperwork is what your insurer, landlord and next contractor will rely on.

Can you take over a site from another contractor?Frequently. We survey what is installed, test what we are inheriting, and give you a written position on what is compliant, what is serviceable and what needs to be corrected before we build on top of it.

Do you handle emergency and reactive work?Yes, alongside planned contracts. Where a call-out fee applies it is quoted at a reasonable rate and told to you before we attend, not added afterwards.

Can you cover multiple sites?Yes. We work across Birmingham and the West Midlands and take on project work in London and Manchester, which suits businesses with premises in more than one location.

Do you install automation and controls as well?Yes, we are a Loxone partner, and building automation is delivered by the same team that installs the electrical infrastructure. That avoids the usual gap between the electrical contractor and the controls specialist.

How disruptive is a rewire or distribution upgrade?Less than most businesses expect, when it is phased properly. We stage work board by board or floor by floor with agreed changeover windows, so the premises keeps operating rather than closing for the duration.

Which areas do you cover for commercial work?Birmingham, Solihull, Wolverhampton, West Bromwich, Dudley, Oldbury, Halesowen, Warwick and Stratford-upon-Avon, with project work in London and Manchester.
