## What the Future Building Standard means for a commercial scheme
The Future Building Standard applies to new non-domestic buildings from March 2027. Its direction is straightforward: commercial buildings are expected to use low-carbon heating, accommodate electric vehicles, control their energy consumption actively, and be able to demonstrate how they perform rather than how they were modelled.

For the electrical and controls packages, this changes what the building must be capable of on handover. Heat pump plant needs supply capacity and control that suits slow-response systems. Charging needs designed provision with load management, not a spare way. Lighting and HVAC need occupancy-driven control. Metering needs to exist at a level that can attribute consumption to a system rather than to a building.

The commercial reality is that almost all of this is inexpensive at design stage and expensive afterwards. Capacity, containment and control cabling cost little before first fix. The same outcome retrofitted into a completed building costs multiples and disrupts a programme that has no slack in it.

## The cost of specifying too late
March 2027 is fixed. What varies is whether your scheme meets it because it was designed that way or because it was reworked, and on a commercial programme, rework is the expensive path.

A scheme drawn to current minimums and handing over after the deadline either changes late or completes short. On a commercial development that becomes a funding, letting and warranty conversation, not just a technical one.

## The technical scope in practice

### Supply capacity and distribution design
A building with heat pump plant, hot water generation, mechanical ventilation and vehicle charging has a fundamentally different demand profile to one built around gas. Distribution must be designed against realistic simultaneous demand, with sensible circuit grouping, working discrimination and documented spare capacity.

Establishing the incoming supply position early is critical. A capacity constraint discovered at design stage is a manageable negotiation; the same constraint discovered at commissioning is a programme failure.

### EV charging with load management
Commercial charging is rarely one point. It is multiple points sharing a site supply, which makes load management the difference between a workable scheme and an unaffordable supply upgrade. Managed charging maintains useful charge rates while holding total demand within the available capacity.

Provision also means access control and usage recording where charging is offered to staff, tenants or visitors, plus containment installed for the points that will be added later as demand grows.

### Low-carbon heating and plant control
Heat pump plant rewards control that understands slow response. Zone-level sensing, appropriate setpoints and setback strategy, and recovery timed ahead of occupancy deliver both comfort and consumption outcomes that simple on-off scheduling cannot.

Hot water generation can be scheduled against occupancy and tariff rather than reheating on a fixed timer, which on many commercial premises is a straightforward and immediate reduction.

### Lighting, ventilation and occupancy control
Occupancy-driven lighting with daylight linking removes a large share of lighting energy in perimeter and intermittently used areas, without any perceptible change for occupants. Out-of-hours behaviour for cleaning and security is handled separately rather than by lighting whole floors.

Demand-controlled ventilation on measured CO₂ and humidity matches airflow to real occupancy. In buildings with variable occupancy this is both an energy measure and an air quality improvement.

### Metering, monitoring and demonstrating performance
Metering at system and circuit level is what allows a building to show how it performs rather than how it was modelled. Lighting, HVAC, ventilation, small power and charging measured separately turn operating cost into a list of specific, addressable items.

Where metering and control share a platform, findings become corrections immediately. A plant item running outside its schedule is not a line in a quarterly report, it is a configuration change made the same week.
