## What commercial testing and installation covers
Testing exists to answer one question: is this installation still safe and fit for how the building is now used? Commercial premises change constantly, equipment is added, floors are subdivided, use changes, and the installation quietly absorbs all of it. Periodic inspection is how you find out what that has done before it finds you.

Our scope covers periodic inspection and testing of the fixed installation, emergency lighting functional and duration testing, in-service inspection of equipment where relevant, thermal inspection of distribution boards, remedial works arising from any of the above, and certified installation of new and altered circuits.

The deliverable is not just a certificate. It is a clear position on what is safe, what needs attention and in what order, plus board schedules and circuit records accurate enough that the next contractor does not start with an investigation. That documentation is what keeps future work fast and future quotes honest.

### Who it is for
Business owners, facilities and property managers, landlords with let premises, and contractors needing an installation certified.

### What is tested
Fixed installation and distribution, emergency lighting, protective devices, earthing and bonding, and equipment where relevant.

### When it is needed
At periodic intervals, on change of use or tenancy, before or after major works, and whenever records have been lost.

### What you receive
Certification, test results, prioritised observations and accurate board and circuit documentation.

## What happens when testing is skipped
Nothing, for a long time. That is precisely the problem, the interval between a defect developing and a defect being discovered is where the entire cost accumulates.

### Deterioration that only shows up as a failure
Loose terminations heat, insulation degrades and connections corrode over years without any outward sign. The first symptom is usually a failed circuit or worse, and by then the repair is emergency-priced and the building is not trading.

### Insurance and lease exposure
Where an insurer or a lease requires evidence that the installation is inspected and maintained, an absent record is a live exposure. It surfaces at exactly the wrong moment: a claim, a dilapidations assessment or a sale.

### Emergency lighting that has never been proven
A luminaire that illuminates when you press the test button has proven almost nothing about whether it will run for its rated duration during an actual failure. Untested duration is untested evacuation lighting.

### No records, so every job costs more
Without board schedules and circuit identification, every future contractor starts by tracing. You pay for that investigation on every visit, forever, and you pay a risk premium on every quote because nobody can see what they are pricing.

### Findings without priorities
A report that lists forty observations with no ordering is unusable. It either gets ignored entirely or triggers spend on the wrong things, while the item that actually mattered stays on the list.

## How we run testing and remedial works

- 01
### Scoping and access planning
We establish the extent of the installation, what records exist, which circuits serve critical equipment, and which windows are available for isolation without stopping the business.

- 02
### Written quotation
An itemised, no-obligation price for the inspection and testing scope, stating what is included, the sampling approach where relevant, and what would constitute additional work.

- 03
### Inspection and testing on site
Visual inspection and full electrical testing of the fixed installation, board by board, with circuits identified and schedules corrected as we go rather than afterwards from memory.

- 04
### Immediate action on danger
Anything found to be unsafe is reported to you at once and made safe before we leave. There is no waiting for a report to tell you about a live hazard.

- 05
### Reporting with priorities
You receive the certification and results with observations classified by urgency, plus a plain-language summary of what each one actually means for the building.

- 06
### Remedial works and re-test
Corrective work quoted, scheduled into agreed windows, completed and re-tested, so the finished position is evidenced rather than assumed.

## Why this is worth budgeting for

### Failures found on schedule
Problems discovered during planned testing instead of during a trading day.

### Spend you can plan
Prioritised observations let you budget remedials across a year rather than react to them.

### Evidence when it matters
Documentation ready for insurers, landlords, tenants and buyers.

### Cheaper future works
Accurate board schedules and circuit records remove investigation time from every later job.

### Proven emergency lighting
Duration-tested and recorded, not assumed from a button press.

### One contractor throughout
Testing, reporting and remedial works handled by the same team.

## What the work involves
Testing scopes differ by premises and by what the last inspection found. These are the elements that make up most commercial programmes.

### Periodic inspection of the fixed installation
Inspection combines visual assessment of the installation's condition with electrical testing: continuity of protective conductors, insulation resistance, polarity, earth fault loop impedance and operation of residual current devices. Each of those catches a different failure mode, which is why a partial test is a partial answer.

Sampling is agreed in advance where a full test of every circuit is impractical in the available windows. What matters is that the sampling basis is stated in the report, so anyone reading it later knows exactly what was and was not verified.

### Distribution boards and thermal inspection
Boards are where commercial installations most often go wrong, because they absorb every change the building has been through. We check protective device suitability against the circuits they now serve, verify discrimination, and confirm that labelling matches reality.

Thermal inspection finds developing hot joints while they are still a maintenance item. A termination running warm under load is a straightforward tightening job today and a burnt-out board section later, and only inspection distinguishes the two.

### Emergency lighting testing
Emergency lighting requires routine functional testing to confirm each luminaire operates, and longer duration testing to confirm it operates for its rated period. Batteries lose capacity gradually, so a fitting that passes a function test can still fail well short of its duration.

We record results per luminaire, so failures are traceable to a location rather than to a building. That record is the difference between a working system and a system you believe is working.

### Remedial works and prioritisation
Observations are only useful when they are ordered. We classify by urgency and explain the practical consequence of each, what is a genuine safety issue requiring immediate action, what is deterioration that will become one, and what is an improvement rather than a requirement.

That honesty cuts both ways: we will tell you when an observation does not need spending on now. A report that recommends everything is as unhelpful as a report that recommends nothing.

### Certified new and altered installations
New circuits, board changes and alterations are tested and certified as part of the installation work, with results recorded at the time rather than reconstructed later. Certification issued on completion is a deliverable, not an administrative afterthought.

Where we are altering an existing installation, we also record the condition of what we connected into. That protects both parties, because it establishes what was already there before the work began.

### Records, schedules and handover
Board schedules with accurate circuit identification, corrected labelling on site, and a documented set of test results form the record that every future contractor will work from. Buildings with good records are measurably cheaper to maintain.

Where a building arrives with no usable documentation, establishing that baseline is often the single most valuable part of the first inspection, and it only needs doing once if it is kept current afterwards.

## Frequently asked questions
How often should a commercial installation be inspected and tested?Frequency depends on the type of premises, how it is used and the condition found at the last inspection. Higher-risk and heavily serviced environments are inspected more often than a low-occupancy office. We recommend an interval based on what we actually find rather than applying one number to every building.

What does a periodic inspection report tell me?It records the condition of the fixed installation, the test results behind that assessment, and any observations classified by how urgently they need attention. The value is in the priority ordering, because it lets you budget remedial work rather than react to it.

Will testing disrupt the business?Testing requires circuits to be isolated, which is why we plan it around your operating hours. Most commercial testing we do runs in evenings, weekends or agreed shutdown windows, and is phased board by board so no more of the building is down than necessary.

What happens if you find something dangerous? We tell you immediately and, where it is unsafe to leave, make it safe there and then. Everything else is written up with a clear priority and a quote for the corrective work, so you can make an informed decision rather than an alarmed one.

Do you carry out the remedial work as well?Yes. We can complete the remedial work identified, or provide the report for someone else to price if you prefer. We will always tell you what is genuinely required versus what is an improvement, because the two are not the same.

Do you test emergency lighting?Yes, including the routine functional testing and the longer duration tests, with results recorded. Emergency lighting only counts as a safety system if there is evidence it operates for the required duration.

Can you test portable appliances?Yes, where in-service inspection and testing of equipment is relevant to your premises, alongside the fixed installation work.

Do you provide certification for new installations?Yes. New and altered circuits are tested and certified as part of the work, with the results and documentation issued on completion rather than chased afterwards.

Can you take on a building with no existing records?Frequently. Where documentation is missing we establish the current position from scratch, circuit identification, board schedules and test results, so you finish with records the next contractor can actually use.

Which areas do you cover?Birmingham, Solihull, Wolverhampton, West Bromwich, Dudley, Oldbury, Halesowen, Warwick and Stratford-upon-Avon, with project work in London and Manchester.
