## What the Future Home Standard means for your build
The Future Home Standard is the incoming standard for new residential buildings, applying from March 2027. It reflects a straightforward direction of travel: homes are expected to use low-carbon heating, to accommodate electric vehicles, and to control their energy consumption rather than simply consume it.

For the electrical package, this changes what a home has to be capable of on the day it is handed over. Heat pump heating and hot water need supply capacity and sensible control. EV charging needs provision that has actually been designed for, not a spare way and hope. Room-level heating control, ventilation control and energy monitoring need cabling and a place in the panel.

Almost none of that is expensive when it is decided at design stage. Nearly all of it is expensive when it is discovered at second fix. Our role is to get the specification right before the programme locks, so compliance is something the build already has rather than something it has to be retrofitted to reach.

## The cost of leaving it until 2027
The deadline is fixed. What varies is whether your scheme meets it through design or through rework, and the difference between those two is not a rounding error.

### Specifying to yesterday's minimum
A scheme designed to today's baseline and completing after March 2027 is a scheme that either changes late or hands over short. Neither is a good conversation to have with a buyer, a lender or a warranty provider.

### No capacity for heat pump and charging together
Distribution designed around gas heating and a car that does not plug in has no headroom for either. Adding both later means board changes, possible supply work, and disruption to a finished property.

### Retrofitting control after plaster
Room-level heating control, occupancy sensing and monitoring all need cable to places you can no longer reach. What costs very little in containment before first fix becomes chasing, making good and redecorating afterwards.

### Programme risk mid-scheme

## The technical scope in practice
Every scheme differs, but the same areas decide whether a home meets the standard comfortably or scrapes it. These are the ones we work through with your design team.

### Supply capacity and distribution design
A home with a heat pump, hot water cylinder, induction cooking and an EV charge point has a very different demand profile to one built around a gas boiler. Distribution needs to be designed against realistic simultaneous demand, with the board sized for the circuits the standard implies plus reasonable spare capacity.

Getting this right at design stage also avoids the worst outcome: discovering during commissioning that the incoming supply itself is the constraint, at the point in the programme where a supply upgrade is most damaging to the schedule.

### EV charging provision
Provision means a designed circuit to a sensible position for where the vehicle will actually park, with the protection and earthing arrangement appropriate to outdoor equipment already resolved, and containment in place even where the unit itself is fitted later.

On multi-plot developments, load management across charge points is often what makes the numbers work, allowing meaningful charge rates without oversizing every supply on the site.

### Heat pump and hot water control
Low-carbon heating rewards control that understands slow-response systems. Underfloor heating in screed behaves nothing like a radiator, and control logic that cycles it as though it does produces overshoot, discomfort and wasted energy.

Room-level sensing and actuator control lets each space run its own target and schedule, and hot water can be scheduled against tariff and occupancy rather than reheating on a fixed timer regardless of use.

### Ventilation, humidity and air quality
Better-sealed homes depend on ventilation working correctly rather than on incidental draughts. Extract driven by measured humidity instead of a timer is what actually keeps bathrooms and utility spaces dry.

Where mechanical ventilation with heat recovery is specified, integrating it with the control system means it responds to occupancy and conditions rather than running a single fixed rate all day.

### Monitoring and energy visibility
Metering at circuit level turns running cost from a monthly surprise into something the occupier can see and act on. It also gives the developer evidence that the systems installed are performing as designed.

On a Loxone system, monitoring feeds the same logic that controls the loads, so consumption data can actually change behaviour, holding charging back to off-peak, or flagging a hot water circuit running longer than it should.

### Residential versus commercial standards
